The Bilmar Group, inc. has an experienced team to help our clients early in the development process of all projects. Our engineers, architects, estimators, project/construction managers meet clients to discuss ideas and needs related to their individual projects. The Bilmar Group, Inc. offers several pre-construction services to aid our clients as they
towards the start of their project. These services help to determine final concept design, accurate
cost assessment, and construction schedule. The successful use of Pre-Construction services
lead to a smooth project with few unforeseen changes in design or cost during construction.

Design Build
The Bilmar Group, Inc. partners with Architects and Engineers to offer Design build
services to our clients. Design build offers faster delivery of all types of remodel and ground
up projects from conception to completion.
Remodel and Buildout Contractor
The Bilmar group, Inc. offers clients various delivery methods to complete projects. The
most popular being the traditional delivery method of design/bid/build. Other methods of
delivery include Cost Plus a Fee, Cost Plus a Fee/Guaranteed Maximum Price, Lump Sum,
and Time and Material. The Bilmar Group, Inc. has a vast amount of experience as a Remodel and Buildout Contractor. Our field management, office personnel, and senior management have an average of 24 years experience this experience insures that our client’s needs and requirements are met.
Construction Management
The Bilmar Group, Inc. offers comprehensive Construction Management for all projects undertaken by our Remodel and Buildout Contracting unit. Bilmar also offers “Agency CM” and “CM At-Risk” methods of Delivery.
Agency CM
"Agency" CM is a fee-based service in which the construction manager is responsible exclusively to the owner and acts in the owner's interests at every stage of the project. The construction manager offers advice, uncolored by any conflicting interest, on matters such as:
Optimum use of available funds;
Control of the scope of the work;
Project scheduling;
Optimum use of design and construction firms' skills and talents;
Avoidance of delays, changes and disputes;
Enhancing project design and construction quality;
Optimum flexibility in contracting and procurement.
Comprehensive management of every stage of the project, beginning with the original concept and project definition, yields the greatest possible benefit to owners from Construction Management.
CM At-Risk
CM At-Risk is a delivery method which entails a commitment by the construction manager to deliver the project within a Guaranteed Maximum Price (GMP), in most cases. The construction manager acts as consultant to the owner in the development and design phases, (often referred to as "Preconstruction Services"), but as the equivalent of a Buildout contractor during the construction phase. When a construction manager is bound to a GMP, the most fundamental character of the relationship is changed. In addition to acting in the owner's interest, the construction manager must manage and control construction costs to not exceed the GMP, which would be a financial hit to the CM company.
CM "At Risk" is a global term referring to a business relationship of Construction contractor, Owner and Architect / Designer. Typically, a CM At Risk arrangement eliminates a "Low Bid" construction project. A GMP agreement is a typical part of the CM and Owner agreement somewhat comparable to a "Low Bid" contract, but with a number of adjustments in responsibilities required by the CM.
Facilities Maintenance
The Bilmar Group, Inc. provides facility maintenance services to its corporate, commercial, institutional, and industrial clients. These services range from simple repair
to comprehensive preventative maintenance programs designed and managed by our
skilled management team and highly trained tradesmen. These services are contracted
by Time and Material, Unit Price, or Lump Sum Contract agreements.
National Projects- Rollouts
The Bilmar Group, Inc. and its team of architects, engineers, project managers,
Skilled tradesman, and pre qualified sub contractors provide multiple site/facility repairs,
Installations, spruce up, remodel projects. These “Rollouts” are managed as a single project
With multiple locations to achieve the lowest possible price, highest possible quality and
fastest possible turn around for our clients.
Local, Regional, and National Remodel
The Bilmar Group, Inc. has extensive experience in multiple facility/markets
remodeling. Our projects have ranged in size from $1000 to $900,000. Bilmar’s experienced
staff excels at delivering multiple projects at budget, on time, with quality workmanship. We are
ready to assist all of our clients from conception to finish with all of their Local, Regional,
and National Remodel Projects.
